The qualifying exam that determines whether you practise law in Ireland.
Most candidates study hard for the FE-1. They still fail because they study the wrong things.
The Law Society publishes examiner reports after every sitting. They name the exact cases candidates missed and the answer structures that cost marks. FE-1 Made Simple is built around those reports. Nothing else is.
No card required until day 8. Cancel any time before then and you pay nothing.

Everything that moves you from "I studied" to "I know I am ready."
Built around the doctrines that appear every year and the standard the examiner marks to.
Examiner-grade AI marking
Submit any past-paper essay. Get back a score, a band, the authorities you missed by name, and the structural errors the examiner would call out. Every citation validated before it reaches you.
5,000+ past papers since 2008
Every essay question the FE-1 has set across 16 years. Filter by subject and sitting. Mark each one, read the per-question answer guide, track your bands over time.
1,781-case law library
Every case indexed by subject, topic, and past-paper citation count. Facts, ratio, application. The ones that appear every year are flagged.
Three-hour exam simulations
Sit a full paper under exam-like conditions. Timed. Anti-cheat. The closest you can get to Blackhall Place before the day itself.
How the marking actually works.
One real Property Law question, one essay, one marker output. The same template runs on every essay you submit, anchored to the published Law Society examiner report for that sitting.
Property Law · October 2021 · Q1
Anna and Brian buy a registered freehold as joint tenants. Anna later mortgages her share to a bank without Brian's knowledge, then dies leaving everything to her sister. Advise Brian and the bank.
Your essay (extract)
“The mortgage severs the joint tenancy at common law and Anna's share passes by survivorship to Brian. The bank has no claim because joint tenants take by survivorship…”
Authorities you missed
First National Securities v Hegerty [1985] QB 850 (mortgage of own share severs in equity, not at law). Containercare (Ireland) Ltd v Wycherley [1982] IR 143 (Irish authority on unilateral severance). Section 30 LCLRA 2009 (court consent now required).
Ratio errors
Severance at law versus in equity conflated. The bank holds an equitable interest in Anna's severed share; survivorship applies only to the unsevered portion.
Examiner's flag for this sitting
“Candidates regularly confuse legal and equitable severance and ignore section 30 of the 2009 Act.” Law Society Examiner's Report, October 2021.
Model answer outline
IRAC across three issues: (i) severance of the joint tenancy, (ii) the bank's equitable charge on Anna's share, (iii) effect of section 30 LCLRA 2009 on her unilateral dealing.
Every case citation is cross-checked against our Irish case-law database after the marker runs. Anything unrecognised is flagged inline before the mark reaches you.

The March and October sittings run on a fixed schedule. Your preparation does not have to.
You are going to sit this exam. You are going to spend the hours studying regardless. The only variable is the quality of the material you study from and the feedback you get on your answers before you sit.
